Damp Issues

Hi all,

I've just bought a house and I've noticed a couple of issues with the flat-roof extension.

It seems like there is quite a fair bit of damp that has occurred in the corners of the kitchen extension. The lead-flashing looks a little suspicious, and there's no coping stone either.

There is also a surface water drain pipe that the owners had disconnected because they were worried about overloading the drains... apparently... though I suspect this has led to the immense damp you see in the corner where the socket is.

What's the best way to be solving this issue? First steps for me are:

1. Add a coping stone where the lead-flashing is (or whatever that flashing is) to protect water from falling.
2. Ensure drain is reconnected to a proper soakaway.

Has anyone got any other ideas/ways to get the mold off the walls/what else may be needed to fix?

Itseems to be a combination of damp/rain getting through the flashing to the inner wall, and water flowing down the outside due to poor roof drainage. Was it picked up on tne survey?

Unfortunately, I didn’t even do a survey because we could only see the paint bubbling on the outside, and in my ignorance I took the owner’s word for it being “the type of paint we used bubbling from the bricks and it’s fine” to be gospel…
 
How does one ultimately fix this if it is indeed that? Planning on moving the drain pipe/getting a proper soak away if necessary. And planning on putting a coping stone where the flashing is (and getting it done properly). Not sure how to remedy the walls though…
 
Fix the down pipe but a lot of that damp seems to emanate from higher up suggesting the main cause is the failed roof covering/flashing which has let the water/damp in internally. A builder/roofer needs to look at it.
