Had a damp patch on the inside of window six months ago and roofer said put silicone on outsides of window frames. Did so but feel patch might be getting bigger. Any ideas ? Do bricks need repointing?

(Arrow in photo shows where damp patch is)

It could be coming in through the outer face of the wall, draining or splashing from the run off as it passes into the hopper. Is it more likely to be coming through from a split in the lead/felt on the parapet roof?

Blup

Leadwork looks loose which would let rain into brickwork. Was hopper blocked?

keitel,

The leadwork in the chute is not right, it should be re-done in one piece lead - and, on a return wall, what looks like disturbed lead flashing can be seen thro the chute?

Can you post pics of the other side of the chute, and the roof in that area including the humped leadwork flashing.
Parapet roofs are often trouble, & parapet roofs with chutes can be a leaky nuisance.

You have cavity walls so the pointing is irrelevant unless the cavity has been bridged.
Moisture might be penetrating the frame surround but you could install a hood or rain deflector?

Great pics - very helpful.
My earlier remark was wrong, the chute now appears to have been made from a single piece of sheet lead, as it should be.
But how the lead chute is tied-in to the felt and upstand is not clear?
New pic 2 shows disturbance and erosion - the whole corner of lead and felt needs drying off, and a very critical inspection made.
The upstand inside corner has been incorrectly made - its pasted with gunk when it should be returing around the corner not meeting in a mitre.

Further erosion can be seen in the field of the roof and some ripples in the felt. Though i doubt whether they are causing your difficulties - yet? Maybe its time to consider a new roof cover?
The coping stones need sealing or re-pointing.
And a little touch-up pointing is needed near the hopper.

Just the damp patch in photo on lower part of window is only problem.

By roof cover, do you mean we need a new flat roof?

Where I circled, is that where it was incorrectly made?
What shall I suggest needs doing to the guy that decides what's gonna happen in the flats (regarding maintenance) ? There'salwaysan issue regarding money.

Sooner or later the roof cover will have to be replaced. From the pics its looking worn.
Presumably you have shared maintenance so its a definitely have the felt and lead stripped for a fresh start or pay double at a later date when moisture has possibly penetrated into flats below.

The marked area is the correct referred to area.

I'll get on to him about it. It's all about money. A new roof for our block of five flats is £16,000 so hard to persuade him
