Damp patches around upstairs fireplace

Hi

Our house was built somewhere around 1850.

We recently had our house re-pointed due to small damp patches appearing on the outside walls upstairs in our house.

At present we are having a new roof and guttering done due to leaks and damp patches appearing at the top of chimney breasts. However, we have now noticed that on the surrounding area of the existing fireplace in our spare bedroom, there now appears to be black/blue damp patches??? The wall is very cold and seems quite soft (i.e. you can make an imprint with your nail).

Surely if this was from the leaking roof it should be along the skirting boards too??

I sometimes wish we didnt but this house as it is one problem after another and why is it that none of them are just cheap repairs.

condensation forms inside chimneys if they are not ventilated top and bottom

If the chimney is disused and you are having a new roof, you could have it taken back so it stops inside the loft and does not penetrate the roof.

Not playing the damsel in distress or dumb blonde card but.....

If our chimney hasnt been sealed and there is already an airbrick near the top should there still be condensation??

Also the dining room is directly below and we are wanting to re-install a fire (gas) so we couldnt take it back.

it might have two flues in it (one for the upstairs room and one for the down) they both need to be open or ventilated top and bottom

see that any cracks, flaunching etc are fixed while the roof is being done. Leadwork is better than mortar fillets. you might need an old geezer who knows how to do it.
