Damp patches help

Hi

We are getting damp patches next to some french doors we have. Would appreciate any advice on what I need to look for to see what the problem is.

I’ve attached some photos.. the top patch seems to be the worst, the others come and go

M3Y, good evening.

Can I ask you get some external images please?

Suggest you have a look @ the the seals you should be looking at the state of the pointing between frame and the walls? and have a look at the brickwork Etc. around the door, any joints open and missing pointing?

Cavity tray trouble maybe. Seems some don't have one as was never fitted.

M3Y, good evening. again.

As foxhole above, some small areas of missing mortar and pointing that has dropped out.

If you look at the bottom left of image 3 posted, there is a distinct gap between the mastic and the bricks, as if the mastic has shrunk back from the bricks?

Suggest you have a careful inspection of all brick pointing near and around the door, looking for missing pointing.

A good look at the mastic around the door, between frame and brick could prove useful?

On the right hand side of the door near the upper hinge there is a gap on the bed mortar pointing that could allow water to get in, this gap [seems] to possibly allow rain water to get in behind the mastic pointing??

Your images are good, but the images do not show the area above the top arch?

Thankyou all for the responses, sounds like I need to get some pointing done in the affected area, and maybe some more sealant around the frame?

I’ll try this and hopefully it fixes it
