I'm planning to replace a standard sliding patio window with some French Doors.
The sliding patio window is flush with the wall, but I want the new French Doors to fit in a very small bay which will protrude no more than 50cm (less if I can make it work). The new bay will therefore have a very small tile/lead flashing roof.
(it's basically to try and make the back of the house more aesthetic!)

Question:- Is there a point at which gutters are mandatory for bays?

Can't find anything in the local regs.

I'm pretty sure it's as per Part H of the Approved Documents, that you can drain an area of up to 6 sq.m without the need for guttering.

Building regs will classify this as an extension unfortunatley.... NHBC guidelines interestingly don't require drainage from a roof <6m2

Never mind the regs - Why have tiles when a lead flat will look better  even cloak the sides too. BUT don`t forget the cavity tray above. Draw that all up and submit it ...It`ll look nice ;)
