help:- What will be av. price to replaster front of house

Hi,

On the front of my house, the plaster/rendering has cracked by the bottom edge of the windows…. Stretching downwards/sideways for close t 1.5 metres.

See picture below :- cracks not visible in picture but purpose of picture is to show you surface are of what needs to be re-plastered
This same issue seems to have afflicted all the other similar 1980ish new-builds on my cul-de-sac.

I bought the house in yr2000 and the cracks were there but my Dad told me not to worry because they look like settling cracks.

Anyway I just had the double-glazing done and they made a slight mess on the surrounding plaster work by the windows, so I have decided to sort the whole lot out

I spoke to someone and they recon they will:-
1) Remove all the plaster (everything)
2) Add some sort of mesh all over ….
3) and then re-plaster

All this will cost £750 for about 2 (maybe 3) days work....
Same person did 1 of my neighbour’s(…who’s a family member on theirs…)

Is this a fair amount? .... Considering it does not include painting costs...

That's nowhere near bad enough to replace. You may end up with a job that's worse.
 
Got to admit I wouldn’t be splashing out 750 quid to hide a couple of cracks. My previous “executive” property was a mid 80’s built; pseudo Georgian with render beams & all to the front elevation. I was there 18 years, decorated outside 3X in all & all I did was fill the cracks. They are inevitable with a render façade which, on modern properties, is mostly decorative anyway; they don’t affect the structure.

Even if you go to the expense of stripping & re-rendering, cracks could re-appear in a few years anyway & if the new rendering is not done properly, it could end up looking a whole lot worse.

Perhaps your neighbour is touting for business to keep his relative employed.
 
I have a similar problem with the render on my house (older but about the same sarea needs doing). Trust me, it's beyond salvaging and needs removing and re-doing. All inclusive ballpark figure, including scaffolding (I assume?), waste removal, materials etc.??
