Hi,

I have a bit a problem with a leaky roof on a late victorian terrace, just down in one corner, with no obvious defect in the roof - so the plan is to strip of and re-do the lead work on that side. There is not water pouring in, but water is definitely penertrating somewhere.

We think the leak has been there for some time - it is quite a localised area (less than a cubic foot) and the timbers are clearly damp. The water does not seem to have penertrated the full thickness of the timber, but in this weather, it does not seem to be fully drying out either.

Our builder cannot get to the job until feb/mar - do you think we will be ok to leave the situation until then. How long will it take before irreprable rot sets in?

A bit difficult without seeing it and depends how long it has been wet, it does take a long time though, you can test it by poking a screwdriver into the timber
