Hi All,

Just after some advice. I’m renovating my
Kitchen and after ripping the old one out the state of the wall isn’t good at the bottom. It’s an external wall (no insulation, brick). The house is an old barn conversion.

I’ve attached a picture of the state of it but after suggestions on how I should treat it and repair it.

Thanks in advance!

Why not post a ground level pic of the outside of the wall?
Is the wall a stone wall?
Is there a DPM under the tile - there's a black something peeping out at the edge of the floor?
There's a few what look like vegetation strands visible - have a look for more.
Maybe you could remove the bottom plaster up to the copper pipes height or better, and replace with a 3:1 sand and lime mix of render.

There is a the damp proof membrane and the bricks have been painted with some black substance. More pictures attached

black tar or bituminous paint is usually applied to the bottom of wet walls in a totally futile attempt to cure the damp. You are better off without it.

I can see a black line that might possibly be a dpc, some close up pics would be useful.

some of the other pics seem to show a wall with some render on it

please include something in all your pics to show scale.

the floor of the kitchen area appears to have had a layer of concrete laid over it. if this was an attempt to cure damp, it will not have worked. There are lots of water pipes and waste pipes nearby. What would you wager that none of them leak?

The floor is solid concrete there are no pipes or drainage underneath. The only thing is the incoming mains water supply.

There used to be water pipes running round the outside (that’s what the groove is near the pen), but shock, those leaked and were replaced with the speed fit you see.

The wall seems to be brick, some sort of render/mortar and then plaster.

It’s not damp or wet

Thanks for the pics.
Both inside and outside, historical bitumen has been painted on to the lower bricks - presumably in an attempt to prevent damp.
Inside, remove all surface materials back to the solid brick wall - rake out the beds and perps for new lime pointing, and render.
Outside the ground level is high for a wall that probably doesn't have a DPC.
Clean off the outside bricks and rake out the beds & perps to 20mm - 25mm and point with lime mortar.

The floor DPM is too short in some places - it should have flopped up the wall about 50mm to 75mm.
There seems to be both a blue plastic(DPM?) and a black plastic(DPM?)?
You might have both rising damp, and penetrating damp.

I can now see what look like more strands of vegetation ?

Thank you very much for the advice and info! Really appreciated.

I don’t think there is any vegetation, there is a lot of muck and cobwebs.

Yeah there is a mixture of both blue and black dpm, I’m scared to find out why .

Don't be scared - jubilation and celebration there's no vegetation ;)
