Hi there

We have a leaking bay window. Is the lead coming off the side of the wall a cause or should we be looking for something else? What would you use to seal it? Pics attached

Many thanks

Tim

I presume that you mean the bay is leaking, and not specifically the window (s)?

1. In pic 3 the sheet lead has been funnelled to chute the water into a RWP.
This arrangement, as you can see from the staining, has lead in the past to blockages.
Perhaps take a closer pic of that area.

2. If you can gently lift the cover flashings on the rim of the bay, and at the brickwork, and then see whats what. Take pics.

3. After doing number 2 above, pour a bucket of water on to the bay flat, from the far end, and observe how it drains.

4. The lead looks to be fairly recent, but clean it off and carefully look for cracks. Perhaps do a pic of the whole bay roof. How wide is the roof?

Can you give the roof a good clean/wash, from the photos it looks like a split in the lead forming where the outlet is, also looks like the lead has been repaired previously, looks like lead burning.
As its in one piece and due to contraction the lead may be splitting, might need replacing, especially if incorrect code lead was used.

thanks for your replies. i will do tomorrow.

sorry yes the bay not the window itself.

do the cover flashings over the edge of the bay need to be secured down with anything (pic 1 and 2)? it seems to have lifted off the brickwork slightly.
