Hello,

I have a leak near a chimney stack in one of the the upstairs bedrooms. It has been getting progressively worse the more it rains and is moving down the wall and across the ceiling. I have been up into the loft, but all looks dry as far as I can see, it is very tight access in that area, and I can only see a few courses of bricks. These also feel dry.

I have been up on the ladder on the face of the stack that can be seen from the ground and could see nothing wrong. I have a section of flat roofing on the other side of the stack so could get up to see the ‘back’ side of the stack as-well, the only thing I noticed was 3 tiles which don’t look right to me. Can anyone advise if these could be the cause of the issue?

Pleas see attached photos and video below...

Regards

Sam

The tiles don’t look good do they very odd. In my shoes I would be up there with a watering can and leave someone in the room. See if you can pinpoint the area that’s causing the problem

There has been a repair behind the chimney where the three slates are. One is not fully fitted but has probably had its top cut off as they struggled to position it on the batten.
That is why its cocked up at the bottom . This slate and possibly the one next to it may well be snapped across.
More suspicious is the additional piece of lead protruding from under the slates above the back gutter. This indicates the top of the back gutter probably has to little lap so they added this piece. further investigation needed
