New bathroom + boiler/cylinder cupboard - waste pipes

Hi all, need some advice on my plan for my new bathroom + boiler/cylinder cupboard, specifically the waste pipes.

Here is my proposed plan:


For some context here is the room that will be bathroom (excuse the mess):


The exterior wall actually goes into my conservatory (long term the conservatory will go, but not now). The first photo shows the inside with a hole I drilled, you can also see I marked in pencil the outline of the roof. The vertical line to the right of the vertical line marking the apex of the roof is where I want the toilet waste to be.



You can see in the conservatory photo where that hole comes out.

The boiler cupboard:



So can people please let me know if:

1) my plan for the bath/basin/toilet is ok?
2) the point where the toilet + other wastes meet, an appropriate branch for that?
3) can all of the waste from the boiler cupboard go into the same stack?

I assume I'll need some AAVs. At the branch where it all connects I planned to put an AAV like a little stub stack.. As well maybe some other place like the basin?

As well I don't want any bad smells to end up coming out of the tundishs in the boiler room so will need either a NRV or put a trap in the boiler cupboard.

Adjustable soil waste bends and bosses can be used to fit into the main pipe, just do a dry run first. Is an AAV needed if there is only one wc? I believe condensate pipe can go into a soil waste pipe but shouldn't you be using a gas safe fitter for the whole job?
