Hi going to convert my internal garage in a town house to a bed sit 3 internal walls concrete ceiling it will be a garage with it's own toilet separate shower room, my question LA will not let me put another front entrance on the front of the house was going to put a new door where garage doors are and infill with new window for light etc. Can't have new entrance as covenant will not allow, if I build a porch which will cover a toilet window, remove window & toilet, will LA allow this inside the porch as a second new entrance to bedsit.

I don't understand. But you would need planning permission if you plan to rent it out. And converting a garage sometimes needs planning permission anyway.
