New garden room & boundary query

Hi.

I’m looking to build a garden room just under 30sqm

I have read the planning portal info but wanted to see if anyone had built close to a boundary that had a public footpath/alleyway on the other side?

I have tried to speak to the local planning dept but not getting anywhere in regards to a response.

just wondered if it was possible to build closer as it’s not a house boundary?

The 30sq.m you’re referring to is Building Reg’s, not Planning. Planning (PD) stipulates max. heights when you’re within 2m of a boundary. For both, the rules state to ‘a’ or ‘any’ boundary.

So either way it’s 1m providing it’s not higher than 2.5m

My build is less than 30sqm. I would of liked it say 500mm from the boundary fences. It’s annoying that the other side of the one boundary is a public footpath. Makes no sense about the fire regs when you think about it. The fence is as combustible as you can get.

Even though it is close to the boundary it may actually comply if constructed of combustible material. For the purposes of space separation and fire spread the boundary is taken as the centre of the public path (notional boundary) rather than the site boundary, unfortunately the notional boundary is not used to determine the exemption.

That’s a Shame. Perhaps I will look into the fire resistance

What width is the path and what size is the elevation facing this boundary

path is prob a metre wide and then a grass verge prob 2m wide then a house.

it will be the rear facing the boundary. My fence is 6’6 and the garden room will have a front of no higher than 2.5m from the highest point in the garden as it’s slopes.
