Potential problem/solution.

Part of our new extension we are potentially looking at raising the patio to almost 45cm to bring it to our existing floor level. The objective is to have the internal floor and patio at a same level.
If we achieve above it would breech into neighbour’s privacy, while I understand that we are allowed to raise floor level to 30CM but unsure if the only option is to go via PP route for additional 10-15cm? I often find that there are multiple ways to address a potential problem so just wondering if there is a better option available, perhaps neighbour consultation and working out an acceptable solution.

The maximum height is 30cm from the highest natural ground level. If that doesn't give you enough height then planning permission is required. There there are not multiple ways to address this potential problem.
 
Right, so there is no two ways to address this, guess must be unique situation where only one option is viable.
OK so if we were to make the patio step down then is there a limit on the depth of a step?

You can apply for planning permission to get it at the height you want.

With good drawings and explanation of why you may get it, have you a disabled/frail relative living with you? having the decking at the same height would make it easier to get on.

Thanks for the pointers, the extension work is currently underway and scheduled to be completed in the next 3-4 weeks, so do we
1. Wait until the outcome of the PP applications? The implication of that the builder has to leave the job unfinished until the outcome of the PP.
2.) While the planners debate the subject do we get on with work and also reassure our neighbours that we are taking measures needed.
3. What if our neighbour(s) object to raised patio and insist that we raised our fence (lets say 8feet) to preserve the privacy?
