Pre sales electrical inspection

The case is Mrs Smith is 80 years old and needs to sell her house to move to a smaller home. She has lived without incident in the house for 40 years. 20 years ago her late husband and a friend re-wired the property to a high standard.

How does Mrs Smith obtain an inspection report if electricians will not pass another person's work. ?

One electrician has told her that under Part P she can only have a good report if the property is re-wired before being sold. ( the local trading standards office was informed ).

She can have a PIR saying what condition it is in. A bit like an MoT, you can always have a certificate, though it might be one that lists defects (there is not a different type of certificate for "pass" and "fail" like an MoT).

Like almost all other houses it will not have a file with an Completion Certificate and no-one will do such a certificate for an installation they did not do.

The buyer will doubtless look at the condition of the house generally, and any other information on the PIR, when deciding what price to offer.

The buyer will probably have decided that he wants to fit new bathroom, new kitchen, new boiler and heating, rewire throughout and redecorate throughout and will probably not attach much value to the old wiring or the old bath when deciding how much to offer.
