hi there, just had a quote from a plumber in our 3 bedroom bungalow, the property has no oil or gas, so run by electric and we have a wood burner with back boiler the property is being renovated so all the old stuff is being removed and then starting from fresh 1st quote we have had so far from a plumber, so wondering how this sounded ? thanks for your help

quote is for the following :-

estimate of around £5900.
This includes new combi boiler and flu,

8 radiators

Flow and return piping and fittings to all rads and bathrooms from boiler,

New bathroom and bathroom en suite fitted,

Commission fee,

Labour for heating system and all pipe work!

system boiler with and unvented boiler, which gives you an advantage of an emersion tank , if boiler ever brakes down you will still get hot water etc. this system adds around £1000 on the estimate

I would suggest a combination boiler for heating and supply of hot water to the kitchen/ utility and cylinder (possibly with solar coil) for bathroom/s.

Do ensure the cold feed to house is from balanced feed connection on cylinder if going that route.

You may even want to zone the bedrooms from living rooms for sake of economy and have you considered underfloor heating?

If I were in your shoes, I would be looking for written specification and work carried out to that. If work is top notch, then price fine. If plumbing is plastic and system thrown in, then brake ;) , move on and get other quotes

Cylinder route is better as when boiler does break down, you have backup. Furthermore, hot and cold water at same pressure is so much better (but installers overlook this)

does this sound correct ?

They think the water cylinder would need replacing as its very old. and the radiators need replacing as these are also very very old
But I think it would be better keep this sort of setup with the water cylinder even if it does need replacing being as though there is already an area for the cylinder to go etc
rather than changing it over for a combi-boiler ?


i am going to phone round tommorow and get some more plumbers to come out and do some quotes too.

but it isn't running on gas,lpg or oil?

i see, hmmmm doesnt sound like a very good plumber then !

im completley new to this when it comes to boilers etc , so just assumed, that what he had e.mailed me which is what i copied and pasted was correct, and that this combi boiler was somehow linked up with the multifuel stove, but im guessing now its not ! :confused: lol
 
It doesn't sound to me as if the plumber realised there wasn't any gas :)

I think you need to look around for someone who has specialises in or experience of your kind of system, as I imagine many won't have.

Are you new to this property, or have you lived there for some time? It might be worth looking into an oil or LPG boiler compared to running the woodburner. Though there are big upfront costs involved in that with the tank etc.

we have only just bought the property, and it needs some work doing to it

as its rural we cant get mains gas, we werent keen on LPG we did enquire about having oil installed but liked the idea of having the wood burner with a back boiler :)

Yes i will phone round some plumbers tommorow !!
 
I am not sure you can really say that!

With the right size wood stove and an unlimited supply of wood and regular refilling every few hours then you can!

Whether you would want to is another matter!

It won't work. Most of the time the 8 rads will be tepid and the stove walls full of condensation and tar. Only solid fuel back boilers like Trianco and Parkray work, but they are boilers, not stoves. For wood you need a batch fed boiler in a utility room.
 
Yes, obviously the appliance has to be the correct type to provide the appropriate output power.

Of course an underpowered stove will not be able to heat rads sufficiently and will cause tar problems.

My friend in France runs about 8 rads and a hot water cylinder from his stove very successfully.

BUT to give the full output it needs to be reloaded every 25 minutes! That's fine during the evening but not overnight or if going out for 2-3 hours during the day.

It also takes about 30 min with a chainsaw to cut enough wood from 1200 mm lengths just for an evening!

Yeah, I didn't really think about the practicalities of running a wood fired stove for this. when a kid, we had a solid fuel stove that seemed to do this ok. But that was hopper fed as well,so would stay happily burning for ages.

and the OP might want to cost up the price of logs, and make sure they have good supply of decent seasoned hardwood logs (not rubbish softwood like a lot are). Using a wood burner for your sole heating will use a lot of wood
