I purchased a 1950's Semi some 3 years ago and it was in a bad state, now 3 years later and after putting in a new kitchen, bathroom, double glazing, new electrics etc (and the list goes on and on) I am now looking at getting someone in to fix the brickwork and cap off a stack at the rear of the property. The main chimney stacks look very bad in condition from looking at the ground.
However the issue is first of it looks like only 'patch' pointing might be needed and not all over the property. The top half of the house is rendered and so it would only be ground to 1st floor. Would it be sufficient to get someone in to 'patch' point or should I get the lot done and that way I haven't got to worry about it again. Some of the bricks have also flaked and are bad in appearance but these are the ones closest the ground.
Also a gutter has leaked in the past causing the side access bricks to get a little damp. I have checked and there is no visible signs of damp inside or recorded on the meters but being a pessimist I worry. The DPC around the bottom of the property looks tatty (flaking etc) and so should this be replaced.
