HELP
I have 2 motorised valves - SEIMENS , LANDIS and STAEFA ZA-222C

I am no plumber but I believe both the actuator motors on these valves to be faulty as they stick in both the open and/or closed positions. When I remove the cover the motor is both very hot and appears to be seized. When they cool down they operate more consistanltly.

Is this a problem with these valves or am I completely on the wrong track?

How can I rectify the problem?...........strip the motor? New Motor/gear box?.....replacement valve?...........change for a more reliable valve?

any comments appreciated.

i would say its more of a valve sticking than the motors.
useally crud in the system causes the to seize etc.
the boiler etc is still firing up when both heating/hw turned off at programmer or temp satisfied the valve should fall back to the closed position by a spring if the valve is seizing it will stick open.
