Stuck diverter valve + programmer - 90 mins labour??

Hi

I rent out a flat in Reading and the tenant recently had a problem where the CH would not come on, but the HW (combi boiler) was fine. Initially the agent said it was the pump which didn't make much sense to me - so I queried whether the programmer was set correctly and if the valve was opening for the central heating.

The engineer phoned me to say the diverter valve was sticking a bit, so he greased it up. This didn't fix the problem though as still no CH. The tenant also hadn't programmed the programmer correctly and until this was reset, the CH would not come on.

The bill came through over the weekend - 90 mins labour @ £77 an hour!

The boiler is now apparently dripping and they are diagnosing the pump again or possibly the diaphragm too. I can't possibly see how it can be the pump, but any ideas the time to replace the diaphragm?

Don't ever say you are a landlord in here - you won't get any help.

It sounds like you are dealing with a parts changer who will keep on changing parts until, either he gets lucky, or you sack him

What you need is a man that can make diagnosis and get it right first time.

Maybe someone out of this forum can help.
