Sub-floor ventilation Issue

Hey all,

We're looking to buy a property and we've received the level 2 survey back telling us that our sub-floor ventilation is too low. It's informing us that we need to either replace the vents or install a gully, whilst also checking there is no rot in the existing timber floors.

Is this an expensive job? Can a concrete path being directly next to the building, where the vents are, make it worse? Would breaking out a thin edging space be a could idea, to let the ground breathe? I have very little experience with ventilation and sub-floors unfortunately.

Any advice appreciated thank you.
 
How old is the property? Have air bricks been lost/covered up due to any rear extension which has been built with a solid floor? Is radon an issue in the area?

My guess is that by low ventilation, the survey means low in relation to the outside path. Do you have any pics of the air bricks in relation to the outside ground levels??

Is there any evidence of rotten floor timbers other than the surveyors speculation?
 
Thank you for your help, it looks as if we most likely won't be buying the property due to other flaws as well.

However, the property was within a radon area and the vents were visible, but nearly level with the concrete path, so just visible. There was no evidence of the floor being rotten, apart from the surveyors speculation.

Since getting additional advise, it seems as if the survey was based on a lot of speculations however some of the issues we could risk unfortunately. So we've decided to not continue with it.
 
Unfortunately many surveyors cover their back without actually identifying the causes. The last property I bought, the surveyor said he couldn't lift the manhole cover as it was too heavy, and therefore he couldn't confirm if the property was connected to the main drain. He didn't think to flush the toilet and run the taps. Good luck finding the right property.
