Wet patch on chimney breast

Hi, was wondering if anyone could advise on this.

There is always a wet patch on the side of my bedroom chimney breast wall. I touched it and it does seem slightly damp. My thinking is that there must be an issue on the roof which is allowing water to seep through on rainy days etc.

Is the chimney capped and vented.?Is chimney in use?
Faults around chimneys are often a source of damp .
Pics of chimney may be useful .

Not sure. Yes. Gas heater gets used.
