I have read a lot about changing from an oil finish to water based but I am now confused!

My paintwork is satin oil finish (Dulux trade) that was painted about 6 years back and is now trend and faded. I am now thinking of going water based and have seen good feedback on using Zinseer as a bonding/bridging coat followed by a couple of coats of Armstead water based satin (or gloss) - anyone used this approach?

Also, what is the difference between Zinseer 123 and their Coverstain? I know one is water based and the other is not but as a bridge coat over oil based satin is the 123 okay to use?
