Whats the chances that a 1978 bungalow which is being turned into a hmo for students will need a rewire?

Students need more sockets than most average rooms have for all their electronic equipment and the compulsory fan heater.

How about getting an electrician 'in' to carry out a PIR ??? :eek:

Whereabouts are you,? all local authorities have there own guidlines for what they require download their booklet and see
 
Have been through the local authority already and have a PIR booked for this week. Just worried about any extra costs on top of the fire detection system that has to go in.

Would you expect a rewire after 30 years? Perhaps I should be patient and wait to see what the rewire says. :)
 
They gave a long list - but emphasised that it was mostly a guideline and work to be done was at the discretion of the electrician.

They did insist on the fire detection, which is fair enough I think.

Just worried about the costs stacking up - the rent coming in is to pay for care home fees!!

I wouldn't but it past them to be awkward if they decide to be.

No building was not that old ,but they wanted fire doors,smoke seals/overhead door closers,gas detectors,copy of tennancy management agreement,pat testing,emergency contact no,fire extinguisher and blanket and the list goes on and on .It was checked by fire brigade and enviromental health on regular basis ,same with all properties in this area
 
Ah yes - there were other requirements but nothing else electrical. Property has solid doors which they said are acceptable (but only recently) and other sundry bits like thumb-locks on doors, fire extinguisher and blanket.

Can understand most of it - wouldn't want a son or daughter of mine living in an unsafe house with people they don't know very well.

Pity no one on here could give some sort of indication about having to rewire - perhaps the question is too general? Perhaps I should be more patient and wait for the PIR results!
 
it's silly really..

you need all of that for student accomodation etc, but they don't give a toss about your average family house with 2 kids, no fire extinguishers, no smoke detectors, and a front door that is locked with a key which is hidden to prevent anyone "fishing it" through the letterbox..

Maybe a good idea in theory, in pratice any student accomodation is likely to be done on a tight budget with minimal numbers of sockets etc. Students expect to have to use lots of extention leads to get arround this.
