Garden room height came out at 2540mm!! 40mm over the what it should be :(

That won't get you under 3500l, but I would be surprised if it comes up. I'll bet you 50p they measure and say; well, it's a touch over but no harm.

Garden room height came out at 2540mm!! 40mm over the what it should be :(

There is no floor area rule for planning purposes, but E.1 (j) of the GPDO does restrict capacity of the building to a maximum of 3500l. From your dimensions, I'd say your building floor area is about 15m², which at 2.5m high would be a capacity of 3750l. So, your visiting planner will measure...

    What is that?

Nothing you can do now, other than lodge it in the memory for next time you hack around a load of old building materials. It looks like it is probably asbestos cement board, which does contain asbestos but is not one of the particularly nasty asbestos types. When I was a kid, they knocked down...

Air vent ? Why is this here?

It's the air supply for the gas fire. Without it the gas fire will (potentially) emit carbon monoxide (potentially deadly) and will also fail any gas certification inspection.

    Hate Crime

High numbers of male-to-female trans' moving into female sports. How many female-to-male trans' are attempting to take part in mens sports?

    RAAC

aac blocks are extremely common. All builders would have used them or come across them, although I do wonder if many would have been able to tell you what aac stood for? The R for reinforcement isn't a huge leap.

    Hate Crime

It's the result of trying to argue something that isn't possible to explain logically. You end up tied in knots. Most people getting into one-way arguments like that realise it as soon as they work out that they can't find an explanation. Roy is different.

    Any golfers using Speed Stick?

Quite agree Blup but people often say you should practice putting because you take more putts than any other stroke in the game. It may be true but you've got to get there first. I used to often just use an iron off the tees. Great accuracy - never lost a ball - but it basically adds 10 strokes...

    Hate Crime

It's obsessive, compulsive behaviour Roy. You are right and nobody else is allowed to have an alternative opinion without being subject to a sustained barracking. I wonder if you can see that it actually destroys any message that you might have. I don't disagree with everything you say but I...

    Hate Crime

Searching and posting reams of articles and opinion that support your narrative isn't evidence of anything other than your own insecurity. People on here don't really read all that stuff. They might scan it but they don't read and digest it. It's a discussion forum for views and opinions not a...

    Any golfers using Speed Stick?

That's all very well when your day job is playing golf. How does having a good short game help the player that takes 5 or 6 to get to the green?

    Hate Crime

Would you not also agree then that; if a woman feels more comfortable using a women's only space, in preference to being forced to share a toilet with other men, then they should have that right.

Why do the Swedish Navy paint barcodes on the side of their ships?

Well, if we're doing old ones; burglars broke into the local pharmacy last night and stole all the Viagra. Police are looking for hardened criminals.

Why do the Swedish Navy paint barcodes on the side of their ships?

It's where they check the ships through the tills at Ikea.

    Horizontal crack in render

When is your lease up? Remember, your responsibility is to 'deliver up' in a state of good repair - not to make the building like new. If there is some time before lease I would monitor to make sure it doesn't get much worse or cause other disrepair - i.e water ingress or something? Otherwise...

    Policing Ecology related planning conditions

You said originally that ecological appraisal was submitted to planning and that planning was conditional upon you following the advice of that appraisal. What does the appraisal recommend in terms of carrying out works?

Advise please, our foundation is extending to neighbours property

I'm baffled. If that isn't the very reason for the PWA and for appointing surveyors, then I don't know what is? It isn't the surveyor/s job to necessarily come up with the solution - it's they're job to make sure a solution is proposed (by the building owner or their...

    Policing Ecology related planning conditions

You must follow the instructions detailed in the approval and in any planning condition. If there are no conditions then your responsibility is to carry out the works in accordance with the approved documents. If the ecology report says employ a registered bat man/woman to oversee removal of...

Advise please, our foundation is extending to neighbours property

Technically (legally) once PWA surveyor/s are appointed, you have no authority or control over the build. It is the surveyor/s responsibility to ensure the building is adequate for both parties. (Although I fully understand, of course, why you would want to keep an eye on proceedings) You really...

New build - splits on brick face

Depends how many? half a dozen might be worth replacing if you've got access to the bricks and mortar. Patched in mortar needs to match colour and texture closely, else it will show up like a sore thumb. PS. you might also consider ones in high visibility areas and maybe not bother with those...
