Chaffoteaux Britony only warm water

Hi.... We've got a Chaffoteaux Britony 2T installed, which during the winter only gives warm water, even at maximum temperature. I changed the diaphram last year, even though it wasn;t damaged. Is it possible that the water is only warm because the pipes run under ground. The hot water pipe runs underground, (approx. 2 feet) to the sink.

I have an idea which it could be that your have a low gas working pressure due to it been winter and everybody using more gas and not just at peak times. you could ask northern gas to come out and check this.

More likely gas pipe to it is 15mm and on too long a run ,
Mltipoints should not have more than 3 metres of 15mm.

Winter just above freezing water coming in and not enough gas there to raise it to a decent temp
