Hi Guys,

The old girl is about 25 years old now and I know it's time to get it changed. However, I don't want to do it until January for various reasons.

It's recently developed a problem, but I'd like to keep it going until Jan.

Basically it seems the heat exchanger gasket has gone. If I run it at anything less than 80% of max heat, it starts to drip water. I suppose due to the exchanger contracting making the seal less effective than it already is!.
The gasket around the bottom of the flue has seen better days as well!.

I know spares for this are probably no longer available, but could I assume that the rope type gasket material is available and could be fitted by a heating engineer??

The flue gasket is visible and seems to be like a piece of flattened rope. I can't see the exchanger gasket, so don't know. Any further advice would be helpful.

unfortunately it sounds terminal.
if water is leaking into the combustion chamber it will become dangerous.
get a pro to check it out it may be saved if not too bad.
