Leaky flat roof - quotes

Just because someone says they'll come back doesn't mean they'll come back when they've had your money. It's Pykie country.

the only person to actually come back to me was the guy who was going to fix it... even then I had to call him. What's wrong with people do they not want my money?
I`ll take your money - only if it`s E.Sussex - I`ll get a drink from a tradesman that I`ll recommend - I know a few :wink:
 
Had to leave this over christmas and was still waiting on a quote. Out of 4 roofers only 2 quoted, both I had to chase! One was the "fix it" job which I declined.

Does this sound reasonable to people?

11mm OSB timber decking over current decking (which is apparently OK)
new timber drip batten
firestone rubber - one sheet no joins
GRP drip trim into gutter
GRP check kerb trims

20 years manufacturer warranty / 10 year insurance backed warranty.

About £750 - "high performance felt" same price.

The company are part of the consumer protection association.

Also, with the warranty - does that mean that if it leaks in 11 years, firestone would send someone to fix it free of charge or would they just pay for the rubber?

Should I ask about adding gravel to top oe anything like that?

New decking over old? Why not just take up the old and fit new anyway? I would.

For gods sake don't put gravel over a rubber roof, or you may aswell run a Stanley blade through it!

2.7 mtr x 2.3mtr = 6.21 sq mts. and your getting quotes for £750? Rubber and Felt? (rubber size may be a tiny bit more, Giving 100mm overhang and 200-300mm up the wall)

That's £120 a sq mtr!!! :shock:

Total rip off IMHO. Overboard or Re-Deck thats WAY to expensive.

Nothing more than £400 to do a job like that, However..........I've not seen the job..........Has it got skylights? Pipes? Vents? Etc etc??

If its a simple square or rectangle with no hassle then no more than £400.
 
It has one drain pipe that needs sorting. When they came over they discussed the edges with each other a bit and it sounded a little awkward.

I've had 5 people to quote, verbally they have all given a similar price but this is the only written quote received. Get the feeling its a job no one really wants. I like these people as all their work comes with 10 year insurance backed guarantee .
 
1. You originally said that you needed insulation, and that water was ingressing - hence, one assumes that you still need insulation and that the original deck that was leaking is now somehow sound/undamaged?

2. The guarantee you refer to is for the material only, not the workmanship.hence it's almost worthless. It's the same scam the DPC companies pull; only the injection liquid is guaranteed, nothing else.

3. Is the "consumer protection association" any better than any of the other "give us your money and your in" outfits? I notice that they are not the principles, but agents of another masthead at the same address - go figure.
 
I'll need to get some insulation too. I think that there might have been a slight leak all along but having so many people up there might have made a small one worse. Since constantly leaving the window open up there the condensation has stopped but when it rains there is a definite leak.

I've been told the 10 year insurance backed guarantee is for workmanship too. But I was thinking that the 20 year one would just be materials.

I actually had my first quote that I didn't have to chase the other day. £650 for built up felt - still overboarding as the decking is OK. No guarentees but a nice friendly bloke. Think I'll still go with the more expensive quote.

Got to just make the jump at some point! - Thanks to everyone who has helped me out on this. I've learnt lots!
 
just to follow this up - I paid £750 for an edpm roof. I have a 10 year insurance backed guarantee that looks completely legit to me. Still waiting on the 20 year membrane one though!

So far so good, the leak has stopped so have no complaints there.
