Hi. I got this message from the firm that looks after my rental property:

“The downstairs toilet is not flushing. Our plumber attended earlier today and the syphon for the toilet needs to be replaced at the cost of £120.00.”

Seems a bit steep. The toilet is a traditional one, you just lift off the lid, it's not 'boxed in' in any way. How much should this job cost, do you guys reckon? The property's in Edinburgh, not Mayfair!

Many thanks.

May well be a whole lot more to it than "Just lifting the lid off" bud, sure on certain flush valves it can be a simple job however on others the cistern water feed has to be isolated (is there an iso valve?) then the cistern removed which can open another can of worms.

As above, that's a simple job, but with rusty bolts and other problems, it can stretch to 2 hours. Plus the travelling, and going to merchants for siphon/parts. Remembering parking isn't often easy in Edinburgh. Then the tenant's out, so wait for the landlord/agent to unlock.

I would have charged more to allow for landlords/agents hanging onto their money as long as possible. That's assuming I wanted the hassle of working for landlords/agents. Which I don't.

so the plumber's already visited, inspected and diagnosed it. What did you pay for that? Or will his time be buried in the repair invoice?
