Lawn In Bad Shape - Moving Out Rented House - How Can I Fix?

Well, if you cut it and make it tidy, then you will have followed the agreement. If they say "there's weeds" just say "they were there when we moved in". Then they will have to prove that the lawn was different, and without a photograph with a recent timestamp, they won't have a leg to stand on.

Thanks for your advice. I would not be surprised if the landlord has pics with a fake timestamp on them. He has a few properties so he knows what he is doing, when he came in the inspect the property last week he was very critical of everything and he obviously knows how to screw the tennant. I can see where he has many valid points. The one i know he is lying is with the carpets, they are a light oatmeal cream carpets, they were grubby in the hall, living room, bedroom, stairs and landing. To make the place nice i paid to get them professionally cleaned and i informed him i had this done. Last week he came in to the house and every room he is saying the carpets need cleaning, this is bull as they are cleaner than they were when i moved in. He claims the carpets were cleaned before i moved in and he has pics to prove this. So if this is the case then they are fake because the carpets were very grubby. Oh the joys of renting. :(

I have asked for a copy of the intinery and what things he thinks i should attend to before i leave.

Some friends of mine had the same concerns about deposit return. I naughtily advised them to withhold the last months payment and expect to lose any additional deposit they paid.

They trusted the LL would return all the deposit. He didnt, he found loads of 'damage', extortionate 'cleaning' costs which surprise surprise added up to around the deposit.

You should have photographed when moving in the carpets etc and got it documented and signed......hindsight and all that (make sure you do it next time).
 
I’d dig a big hole in the lawn, put the landlord in it, backfill, turf then mow twice a week. The weeds will soon get lost in the grass.
 
I guess it wouldn't do any harm to throw some lawn seed around, but it wouldn't make a huge difference in a month.

Yes i thought that too but as you said its unlikely to make any difference.

\ha ha ha i love it, i would make that hole very deep, i might even set fire to him first.

Great minds think alike lol ,i cancelled the standing order and told the landlord i was in financial difficulties. Yes i have been there and got ripped off in the past. When i moved in here, the landlord was very casual about everything and made out i dont need to go the bother of taking pics of everything. Now i know why. He knows how to play the game.

I went to b&q today. I bought 5 rolls of turf to repair the bare areas. I could not find autumn lawn feed. So god knows where to look next.

Once the wiser had cut the leaves off the weeds they were pretty much invisible.
 
I've given up weeding out lawn, got at least half a green bin full out onece and you couldn't tell a fortnight later?.

The lawn does look better after i cut it, i have also put down some patches of turf. I am leaving my weeds as they are becase it will just make it look more bare.
 
Can't do much about the lawn but on the morning of your leaving the last thing to do is take numerous photo's of all the rooms once you have emptied them.
Take pics of the whole of the floor, each wall and the ceiling. If there are any things marked or damaged take close ups. Photograph absolutely everything! Do each room in turn, don't go from room to room and back again or you will get confused.
And make sure the time/date is correctly set on your camera!

Many thanks for the advise, i will do this and take pics of everything. Its a pity you can get the date to show on the pics but i know the file is named based on the date and time taken, the file properties also have time and date taken, i just use my mobile but there is no setting to show a timestamp on the pics and video.
