Hi

Just completed a house move to market harb going from a house with a combi to a larger place (bathroom with shower, 1 ensuite with electric shower, 1 separate shower toilet) 15 rads. I asked 1 company 2 tradesman, only the company have come to quote so nothing to compare it too. Guess the tradesmen have a lot of work on

We've been quoted 4285 materials 1360 labour total £6774 (inc vat) to replace the cylinder / loft tank / Mexico floor standing boiler with an unvented system. I asked to factor in future increase in bathrooms if we extend.

Does the price seem reasonable for the below?

To disconnect and clear away existing boiler, cylinder and tanks in loft,
Supply and install Worcester Bosch Greenstar 35Kw 8000 Series Condensing System boiler in store room as discussed,
Supply and install new horizontal flue system through wall,
Supply and fit Hive internet room thermostat,
Run existing gas supply and connect to boiler, Run hot and cold pipework to store room and connect,
Run heating pipework to store room and connect under boiler,
Supply and install Qty 2 x Honeywell zone valves to independently control hot water and central heating system,
Supply and fit by pass valve to system,
Supply and install Joule 300 Ltr indirect mains pressured unvented hot water cylinder fitted with immersion heater and all relevant safety valves in store room,
Re connect hot and cold pipework in airing cupboard,
Supply and fit Worcester Bosch magnetic filter,
Carry out a Magnacleanse system flush for added boiler protection,
Run condensate pipe into soakaway as discussed,
Insulate all pipework in store room,
Brick up and make good existing boiler flue hole,
Carry out electrical work to boiler, cylinder and controls
Re fill system with inhibitor,
Fully Commission and test.

how many quotes have you got? its difficult to determine as we havnt seen it physically and so cant really comment on how much work it really is, there is a lot of variables that affect the price, that being said though the labour price looks fair to me, it sounds a lot of work ( i payed £1k for a direct swap system boiler)

you are best getting 3 quotes and then comparing, this will also enable you to see if the price is fair or not.

why the worcester boiler?

why the Hive system?

how many quotes have you got?

I've tried to get 3 quotes, but only the one has come, 2 independant heating engineers haven't returned the voicemails out hence posting on here.

They spec'ed the quote, I didn't specific boiler make as I feel its better letting the experts put their recommendations i just said I'd like it future proofed

Hard to say without seeing the job (so many variables):

in my opinion not cheap but not unreasonable.

I recon the material is expensive, labour to cheap. Gas line would need upgrading.

Seems OK, but impossible to gauge without being able to see the job really. Would be cheaper if you dropped the Worcester - there are far superior boilers available for much less money. Why a 35kW? A 15 radiator system is unlikely to need more than 20kW, so unless your future extension plans are to increase the total house size by over 50% then 35kW is massive overkill and will be less efficient in operation. The unvented cylinder will come with a two-port valve so they only actually need to supply one additional one. As DP suggests, looks like they've loaded up the materials prices a bit to make it look like they're charging less in labour.

Market Harborough is quite close to me...

Thanks, I did think the materials were high - the boiler and cylinder are approx 1700+vat so 2500+vat for all the other bits?

I should have said we are moving to a bungalow, current boiler they said was 20kw, I did say its likely in a few years we would want to add a storey.

There is a 25mm? steel gas pipe to 1m of the boiler where it goes to 15mm copper and a crawl space making all pipes accessible. They said it was a 3 day job

Thanks for all the replies, I have got another plumber in next week so at least I will have another quote to compare it to!

I think it would be worth doing a proper heat loss calculation to work out what you actually need now, and what is likely to be required in the future once the extension is added. The new bit will need to comply with current building regs, and with a decent amount of insulation may not need very much more power than the current property.

A 25mm OD steel pipe will be ¾" - about 19mm internal diameter, so a bit less than a 22mm copper pipe. Depending on the length of run and number of direction changes between your gas meter and your boiler location, you may well need a 28mm pipe for at least part of the run, especially if you really do need a 35kW boiler.

managed to get a couple more quotes (both 25-30%cheaper than the larger company just have to wait a few weeks longer) from independent heating engineers - 1) 30kw ideal logic max 300l oso cylinder And 2) A 30kw glowworm, 250l Albian cylinder
I've gone for the slightly more expensive quote with the ideal boiler - he took his time and was great explaining everything, spec seems a bit better (said he was happy to fit a worcester it would be £200 more)
n.b the steel gas pipe is either a 28mm or 32mm, looks much bigger than the 22mm copper!
Thanks for all the replies it's appreciated!
