Lead flashing into EWI wall on side return

Hi everyone

I’m wanting to get lead flashing installed over poly sheets for a covering I’ve made over a side return at the back of my house.

I’ve asked quite a few roofers but none are willing to take the job on due to the soil stack (which doesn’t look like it van be disconnected)

The other issue is the wall has had external wall insulation and has a silicone render so no mortar or brick that can be chased out however I’m loathe to use flashing tape as it’s an abomination, the other issue is I don’t know how to keep the flashing down if it does manage to get into the EWI (maybe use a lot of sticks like sh*t with lead sealant over the top

Any advice or help guys?

I’m trying to get it done professionally but No one seems interested

Thanks

The professional solution would be to shift the soil pipe out further, the render needs cutting so you can get the lead in behind the render at least and the wall plate should be fixed to the masonry not onto the face of the insulation.

The soil pipe is too close to the wall, it needs to be shifted away so that it doesn't clash with the flashing and you can get a pipe collar around it.

That’s the issue, the clips have been covered by the render and as such the pipe can’t be moved

Is there anything else that can be done?

The only way to weather that is to move the pipe, cut the clips, there is going to be a render scar down the wall behind the pipe but if you don't move it the roof will always leak around the pipe.

That may be doable & I’ll see what can be done to move the pipes but what to do about the EWI & securing the flashing?

You could try channeling it into the top of the existing render then fit a drip bead and render over it.
Its either that or start chopping the ewi out 6" above the roof and chanel into brickwork.

Go and give the bandits that slapped EWI on like that without moving the soil stack out a good kicking?

I mean, for pitys sake, what were they thinking of?

I'd have thought you could use a multi cutter to slot the EWI enough to tuck lead into it.

I think they use a grey silicone adhesive to hold it now, instead of the old lead rolls.

My experience of having silicone instead of proper flashing is that it dont work, not long term.

OTOH

Yea my main concern isn’t about creating the channel to slot the flashing into place, it’s what is going to hold it in place is what’s troubling me, I’ve seen the grey silicone used before- I think it’s a lead based sealant and not standard silicone although I could be wrong

I think he means to use the silicone to hold the flashing in place, not instead of the flashing, but I’ve always seen rolled up lead being wedged in between the chased out area & then the lead sealant used

Ah - OK.

PS - Yes, must sign up for that reading MOOC.
