Commercial solicitor fees

We are looking at buying a commercial property.
We’ve been quoted:

Solicitor’s fees	£2,000​
VAT thereon	£400​
Stamp Duty on purchase price	£0​
Searches (approximately)	£750​
Land Registry fees	£33​
Cost – Transfer of Purchase Money	£36​
Electronic ID check	£14.40​
	£3,233.40​

Do they seem fair ? I’m waiting to hear back from someone else.

It’s a while since I’ve been through a purchase.

It’s part of a probate sale, so maybe not all straight forward

Obviously its the extras that add up, so make sure they are clear.

Too good to be true, probably charge you for explaining the lease terms

I use an old fashioned bricks and mortar high street firm, they are slow, old school but professional, the younger licensed conveyancers seem a little too keen on upselling things like extra searches. I suppose it’s a business like any other.

That was all the fees but I will ask when I see her.
