It was for both, however as it' s only going to be small (just over 3m sq) and nowhere near the boundry i think it will be ok.

Thanks for your reply! I did wonder about fire proofing. Not sure what the regs are if we went full timber frame.

No it’s in the centre of the rear of the property.

How did you get on with this? Looking at a similar extension but didn't know where to start. Did planning state anything about fire proofing etc?
