    Think I've found the issue... The Grey wire is just loose inside the boiler. Looks like it's never been connected! Will wire this into the boiler Neutral supply and see how we go. As suspected, Brown and Black are Live/SW-L

    Because The CM927 was highly recommended and when we looked at the wiring it seemed we had a neutral - so no problems!

    Tried with Grey as neutral first, no power to thermostat. Is there anyway of testing if the Neutral is connected to anything without accessing the boiler? Surely if there is a voltage between Earth and the grey neutral this would indicate it's connected? If so, what's up?

    Cheers. It sounds then like the neutral isn't connected to anything. That's why the new thermostat half worked when I had the N and S/L swapped around - I presume it was pulling current from the boiler switch circuit. But when it's wired up properly, if the neutral isn't connected it's...

    Here we go, with thermostat disconnected, measuring at the thermostat end of the cable... E > Black = 0v E > Brown = 235v E > Grey = 15v So looks like Brown is definately the permanent live. Grey is neutral (should there be a voltage difference here?) Ben

    Surely that's the boiler switch circuit? Live and Switched Live. I think that's 240v on our boiler (potterton performa 24 eco he) so when connecting the meter, that completes the circuit? Or am I barking up the wrong tree?

    Also tested with a mains-tester electrical screwdriver: When stat off, the only one that lights up is Brown When stat on, all three light up

    Hi OK - just tested with multimeter. With the old stat still connnected, but turned down to off: Brown to Grey: 235v Brown to Black: 235v Grey to Black: 0v So, the only connection with a live when the thermostat is off, is the brown - this must be the Live? We established...

    Hi OK, this is still an issue, here's where I'm up to: OLD STAT: So from this: Brown = Live Black = Switched Live Grey = Neutral To confirm I had the Switched Live/Neutral correct, I wired up the same stat and removed the neutral and checked it still turned the boiler...
