Thanks for the replies. I have since found out that the extension was actually built in 1980 so it has stood up for 46 years. I may get the repair tidied up by another builder at some point as I am not happy with the way it looks at the moment.

Thanks for that. It looks like what I was looking for. I have seen others but the quantity wasn't great. Reviewers said that many were tester sized and would not treat a complete wall, floor etc. I will try the syringe method as you recommend.

Actually trying to sell the house and as the tiles go under everything, doing the complete floor would be a a longish job. I just don't have the time to do it properly. Sanding the grout actually brings it up very well but I need to seal it straight after. Finding a clear sealant also seams...
