    22 metre rule

That's a pretty good assessment! It was refused for four reasons: 1. Not in keeping with surrounding area. 2. Too close our house and houses to the south, causing loss of privacy and light. 3. Damage to root protection zones of neighbours trees. 4. Insufficient sight lines on access road.

    22 metre rule

Well done for finding that! I assume you mean this page (found by searching from Google, no idea how to get to it from main site): https://www.dacorum.gov.uk/docs/default-source/planning-development/spatialplanning-09.10.27-writtenstatement-appendix3.pdf?sfvrsn=0 The site plan is below. Two...

    22 metre rule

The problem is trying to find what their policy is. I have spent 3 hours looking at documents on their website, but can't find anything relating to this. Is it possible they don't have a policy on this and just decide on a case by case basis? http://www.dacorum.gov.uk/home/planning-development

    22 metre rule

Thanks for the replies. I am more interested in the 13m between window of habitable room and a blank wall. Somebody has put in a planning application to build a 3 bed house with attached single story double garage in front of our house. We have four large windows at the front of our house...

    22 metre rule

Hello Searching for information on distance between houses for new builds, it seems a lot of councils specify a 22m gap between two habitable rooms and 13m between a habitable room and a blank wall, e.g. http://www.wrexham.gov.uk/english/planning_portal/lpg_notes/lpg21.htm Is this a national...

    Felt roof nail holes

Thanks for the reply. How do you attach the felt without using nails? We built a smaller shed at the same time that doesn't show this problem, but the log cabin is in direct sunlight all day long so I guess this would cause more expansion and contraction?

    Felt roof nail holes

Hello We build a self assembly log cabin four years ago. It came with a felt roof and we followed the instructions on nailing the felt down. Yesterday we noticed a couple of small leaks inside the log cabin. Looking at the roof today, the felt is broken around several of the nails, see photos...

    Trees on development site

Our LA says if there are trees in the area we need a tree survey, but doesn't say who has to do the survey. Other LAs say the tree survey has to be done by a "qualified arboriculturist": http://www.bathnes.gov.uk/services/environment/trees-and-woodlands/tree-survey-requirements Is BS 5837...

    Trees on development site

We will have to remove one of them as it is where the garage will be built. The "Root Protection Areas" of the other two might reach the footings. So you think they might not ask for a tree survey even if the trees are within the development area?

    Trees on development site

Hello We are planning to build a detached garage on an area of land that has three large trees (about 15m tall). I think BS 5837 requires that we have a tree survey done. As the trees do not have TPOs and we are not in a conservation area, I think there is nothing to stop us having the trees...

    Dial electricity meter

My wife never stops complaining as it is. Yes, I'm sure bringing her electrical knowledge up to standard would take it out of you :D

    Dial electricity meter

If you can arrange for Claudia Schiffer to be installed in the cupboard under the stairs, I will stop complaining.

    Dial electricity meter

Because it is nearly 50 years old and is a pain to read.

    Dial electricity meter

Thanks for all your replies. It looks like our meter was made in 1968 and was last tested in 1988. As it is up to the provider when they replace the meter, I guess we will just have to wait for a smart meter (they said we would get one before 2020!).
