    Maybe I misunderstood this area is outside of the shower, but its adjacent to a shower head target zone on the other side of the screen. I have scraped, sanded misted and used bathroom paint twice.

    Agree. There’s no pipe work in that area. Could it be something like the grout and/or waterproof tanking has failed in that area? Yeah that area is in showers target zone

    Few factors: The silicone did have issues, I can’t tell if it’s resolved. There’s condensation - but then the whole wall gets wet, not just this one bit.

    Yes it could. And it could be that the wall doesn’t dry out enough to hold the paint when I’ve repainted. My biggest concern is somehow water is getting behind the tiles and leaking through the plaster. But might not even be valid.

    I had a leak in the underfloor heating which was fixed and has been retiled… I have just noticed this water mark outside. Any ideas how I tell if something is still leaking? Or how long it might take for this to go and know we’re in the clear?

    Nope. I want it sorted. It’s in the corner of a room. You think both walls need to be stripped and potentially the pan replaced? Or just focus on that one wall with cracking tiles?

    Thanks. Never say never, but pretty sure it’s not the pipework at this point. I’m more worried that the membranes have failed and retiling is pointless

    If I run the shower without anyone in (it’s got a big gravity head up top). There’s no leak, so pipework, tray and waste seem good
