Good to hear, that's £2,100 saved! The £3,500 quote he says that's £2,000 on materials so is there a cheaper option ? Doesn't have to be Indian sandstone I like some stone slabs aswell and the paving bricks look OK too. Is printed concrete expensive ?

Rendering is now complete, however I can't set the alarm system. The keypad says 'bell box tamper' when I try to set. Everything is back in place so is this just one of those small springs inside the box that keep the tamper switch pressed in ? I hope the spring isn't lost.

Thanks Roy. He's coming back later today. He said he only does rendering so maybe his roofing knowledge is very basic although rendering does sometimes involve altering bits of roof work so he should know better. But then the silicone on lead, maybe he doesn't know better or he's trying to fob...

In the second picture I posted you can see down into the little pocket where the white render/plastic bead meets the lead flashing. There was nothing between them! So rain would run straight behind the render. I think they should've fitted another soaker at the bottom first and then bent it...

He's done a fix today, it's the black tape (like lead) stuck over the top of the tiles and sealed with the white silicone on the join between the tape and the flashing. There is a lead soaker under all this but I can't see how it would've stopped water getting into the side of the new...

That corner is dark because it's damp, the flashing, plastic bead and tiles are not working together to funnel rainwater into the guttering. So I'm wondering what is wrong and needs to change? I'm worried about water getting behind the new white render.
