    Neighbour has objected

Hi and thanks for the replies. We are hoping to create an additional 2 bedrooms at the side of the house and downstairs will be a garden/family room with a floating corner post where the two sets of bi-folds meet. No sure re: LPA guidance, that's with the architect who I'll be speaking with...

    Neighbour has objected

First time ever to submit to planning and was looking to see what your thoughts were. Our architect seems to think the objections are unfounded. Neighbour objects for 1) overdevelopment, 2) badly designed and 3) overlooking With regards to double storey, that's only the cut out, and as for...

LED Deck Lighting / Indoor Switch

Hi all, Looking for some advice before contacting an electrician. I'd like to have some LED decking lights installed, however control them via a smart switch from inside the house. 1. We have a double socket on the inside of the outside wall so assume an electrician could tap into that from...

    Brickwork behind Chimney Breast

Thanks bobasd. We had the Gas Engineer around on Friday morning, fire removed and Gas capped. Then storm Denis threw us a favour, as rain stopped play for the local builder on the weekend and the outdoor job he was on got scrubbed. So we had our wall redone on Saturday. Just a few bits like...

    Brickwork behind Chimney Breast

Thanks bobasd. I can just make the flue out by putting my hand through the brick work. You can see it from the top of the second pic. Behind the red brick in the breast pic the flue angles/joins where I've drawn the green line. Just so I know (as I'm going to get some builders in) 1) Can the...

    Brickwork behind Chimney Breast

Cheers woody. We had a doorway bricked up a few years back so I've got the same people coming out today. As we will be hanging a TV off this wall is there anything I can suggest (ply or something) to sit behind the plasterboard to make it stronger for said TV? Thanks

    Brickwork behind Chimney Breast

Hi all, Started to remove our chimney breast, (threads merged) . Basically two of four joists did not sit on the inner leaf so a structural engineer advised putting a C24 bearer in situ and bolt, trim said two joists (which weren't supported) and fix with joist hangers. So all good there...

Airlock? Abode Pronteau 3 in 1 / Proboil 2 Hot Water Tap

Noticed this problem only appeared after every boil. Once used, the problem disappeared until the next boil. Found the Abode calibration video on You Tube and now all sorted :-) Tks

Airlock? Abode Pronteau 3 in 1 / Proboil 2 Hot Water Tap

Hi Does anyone have any experience with an Abode Pronteau 3 in 1 / Proboil 2 Hot Water Tap? The "near" boiling water has started taking longer to come out. Takes about 16 seconds before any water at all. It was around 8 seconds last week and the unit was installed around 10/11 months ago where...

    Brickwork behind Chimney Breast

Cheers bobasd. Speaking to my neighbour this morning who has lived on this development since the houses were built. He even dug the original brochure out (early 90's) and there's 8 of the out of 60 odd houses the same style as ours. If it adds anything, here's part of the floor plans for ours...

    Brickwork behind Chimney Breast

Thanks bobasd. If the above is the case, I assume that means it becomes structural, some type of support needs to be put in place and Building Control need to be informed? Cheers

    Brickwork behind Chimney Breast

Thanks bobasd. No other c/breasts in the house. No c/breast on the gable wall whilst looking in the loft. Here are some pics....

    Brickwork behind Chimney Breast

Decided to have a nose and looks like breeze block to the joist level. I'll update the SE's with the new information as I'd like them to come back out. Anyway, does this sound about right even though the pics are limited. The joists should span wall to wall across the entire room, however...
