    Arghh! Condensate tube blocked solid, fan running in water - needs replacing, heat exchanger leaking and needs replacing, burner assembly corroded and needs replacing. No CH or hot water until next week. JOY!

    The vent which you say must be closed - was until yesterday when it was changed to an automatic one by the new guy! I will ask the previous guy who is having another (possibly brief) go on Wednesday) about the one on you suggest on the flow :)

    It was certainly backfilled from the mains, either from there or from the new vent in the return pipe in the garage.
