I have got a public sewer 3m away in my back garden. So my extension is 2.9m. Building Control approved my foundations and a 50mm clay master sheet was inserted between the sewer and concrete. Just heard from the water board that they are rejecting the foundation proposal because I need to...

    which under floor heating???

mark - what UFH water system do you have? The extension will be approx. 20m^2 and nuheat.co.uk sell a kit which comes with 2 coils. Agree - concrete takes longer to warm up and depends on depth of screed. However, all the builders have recommended water based system.

Looking into undefloor heating for new kitchen extension. Floor will be concrete. What do you reccomend; 1) water - nuheat.co.uk. Can fit heat pump on this system. 2) electric - theres plenty of suppliers, not sure about running cost, sounds expensive.

    Permitted development, planning app, appeal???

Not mentioned it to him but a similar plan was approved on my street last year. So I cant see the problem. Spoke to the planning officer and he said it should not be a problem cos theres a 2.4m gap - but they need to do a site visit to check everything. The planning officer is due to come...

    Permitted development, planning app, appeal???

Planning officer said he needs to do a site visit to see if the comments are relevant. What do you mean by a planning consultant? The drawings submitted have been done by an architect who says he has done this type of development before......
