would the tanking be instead of priming? what product would you use for tanking?

I have a similar problem. What products would you guys recommend ? I understand it as this: 1) Prime the plasterboard 2) Use waterproof adhesive 3) Use waterproof grout Is this correct and which products would you use?

Im sure it is but I cannot access the drain from anywhere else, its very very old with no inspection points.

Hi, thanks for the suggestion. The problem is there is no PIR on the door either, there is no device.

I haven't even got as far as setting it yet, im just thinking if its going to operate correctly when I do switch it on. Basically you can set the alarm and leave the house without any device being operated. Is this a problem or will the system still set anyway? Thanks for your help so far.
