Unsupported floor joists, wall knocked through in the void for pipework

A good shout with the post/T with steel! I have some ballast/cement left over from laying new hearths, so I could use that to set a post in place, or just use a slab as suggested. Doesn’t transfer any load onto adjacent joist then either, and an easier fix than trimmers and bolts etc. Joists...

Unsupported floor joists, wall knocked through in the void for pipework

Hi all, Another issue in my Victorian terrace which I could use some advice on! I was checking my floor joists before overboarding with ply ready for laminate flooring, and I found that a couple of joists (dining room and lounge) are completely unsupported, because at some point in the house’s...

New shower bar leaking (flow control end)

Quick update for anyone with the same issue; ended up buying a Mira and just replacing the thermostatic bar itself, no issues at all now so it was just a dodgy batch from VP!

New shower bar leaking (flow control end)

Thanks all. I opened it up to have a look yesterday and the water is somehow bypassing the flow cartridge. I removed the flow cartridge and tightened it up as much as I could before fitting again but still seeing a trickle. Have had a full refund from VP, so going to order a branded shower this...

New shower bar leaking (flow control end)

Thanks both. They initially wanted to send just a flow cartridge but ended up sending the full shower eventually, so yes could be a faulty batch. Any recommendations on branded alternatives, are Mira any good?

New shower bar leaking (flow control end)

Hi all, I have a brand new thermostatic shower bar valve leaking from the flow control end. Victoria plumb sent a replacement when the first one fitted was leaking, but the replacement is leaking in the exact same spot. My connection to the actual pipes seems sound with no dripping at all...

Damp in corner of kitchen floor (Victorian terrace)

Quick update - installed a French drain outside last weekend; and removed all appliances from the kitchen and hacked plaster off the wall in the affected spot this weekend. Wall appears to be a little drier already with dry salt beginning to form on some of the bricks which were previously...

Damp in corner of kitchen floor (Victorian terrace)

Thanks Tell80, kitchen will be taken back to brick and floors ripped up to investigate further inside. This might have to wait until next weekend though! The original lime plaster has been over skimmed with a gypsum plaster, so that can’t be helping the moisture content in the wall either...

Damp in corner of kitchen floor (Victorian terrace)

Absolutely, lead flashing on the outhouse and the outhouse roof itself was knackered. The roof timbers were very rotten when I pulled the outhouse down. So it’s highly likely that water has been running down the wall where the outhouse was. Gulley looks in decent nick, though is a bit murky and...

Damp in corner of kitchen floor (Victorian terrace)

In the process of extending the trench to the gulley at the mo, will then leave it for a week or so to see if it makes any difference and will update the thread if so. cheers, Tom

Damp in corner of kitchen floor (Victorian terrace)

Thanks John, I’ve now dug out a trench to a depth of 3 bricks to assess whether there is anything going on below ground. Mortar is intact and solid and no distinction between condition of brick and mortar below ground on the right side (where the damp is inside) and the left side (no damp...

Damp in corner of kitchen floor (Victorian terrace)

Yes you’re right, pretty clear from the third picture that the outhouse brick floor is higher than the ground level elsewhere. What could a possible solution be? Dig up brick floor and pave at a similar level to the slabs, maybe install a French drain along the perimeter? Thanks, Tom

Damp in corner of kitchen floor (Victorian terrace)

Picture of the kitchen appliances attached. No pipe work seems to run near the damp patch, it all runs down the right side of the kitchen from the boiler in the bathroom above (I’ve exposed it, to the right of the window in the picture). Interesting re. the concrete slab possibly being there to...

Damp in corner of kitchen floor (Victorian terrace)

Hi Andy, pictures of guttering and down pipes attached. Walls are solid brick 9 inches thick, I don’t think there is a cavity. Hole in the wall to the right of the kitchen window is a pocket hole for the outhouse timber so doesn’t go all the way through, and wall beneath this is completely dry...
