Eek. A leak! All the downstairs pipes to the rads are under concrete!!!!! The valve I can probably deal with....... The boiler has no hot water holding tank at all. Got my work cut out.

The tap is one of those quarter turn from off to full on. There are 2 tap heads one for hot one for cold, the water then goes to a central join where there is a shower diverter, then on to to the single tap exit into the bath. I will try to post a picture.

Turning the bath tap on only a little appears to give me consistent hot water!
