What is the best way to tie in an old sagging bay window ground and. 1st floor
Helibars or some kind of wooden frame affair ?

Mum has been told a couple of different ways to do it.

Someone said timber frame is best for what she is after
One said no way helibars then had a look and said oh no timber is better after previously saying timber will rot!

Well confusing.
At the moment the plan is to use some kind of wood frame and install two new windows as the 11 year old upvc ones are one of the causes of her issues.

Why not post photos of the interior and the exterior of the bay.

If the bay is moving then the foundations have dropped, and no heli-bars or anything will hold it.

As said, if the ground floor bay is moving the the first floor one, which is sitting on it, will also move. So look very carefully at the side of the ground floor bay for any cracks. If it seems OK, then it because the original wooden downstairs window frames that were supporting the upstairs bay have been removed and not replaced when the windows were changed. There should be metal posts buried under the plastic in the corners of the bay or between the windows to take the weight of the roof.
Without pictures or a proper description its hard to say more.

This is for anyone who has read the original message its my bay that has to be tid in i have had to have a structual enginneers report and there is definetly no subsidence The bed joints are straight and level there is a very faint crack below ground floor level no movement at ground floorcrack in right side of window bedroom bay window movement in the bay ceiling movement in the left side of the bay the movement appears to have been caused by the installation of upvc windows any thoughts on this which method does anyone think would be best

I bought a house which in the survey showed the bay replacement windows had no baypoles. First thing to check if they've put them in when they swopped for upvc. Best to try and track down the company who put in the vpvc. Not sure of a magnet would pick up the baypoles?

Lindopski the original poster, was given advice by two respondents and asked for photos - thats the last we saw of the OP.
Now, roseangela 1 claims to be Lindopski's Mum, and has a structural report on the bay in question.
We have seen neither photos nor structural report, & its recommendations.

I think it would be best for you to post photos, and scan/post the structural report, & please, if possible, do use a little more punctuation in your text.
