Hello,

I have recently bought an Edwardian home. We found a mains lead pipe under the floor so I had to lift up the floor boards for access.

I found some wood worm on the joists as well as some large white markings. Do you think I should be concerned? I am going to put an air vent under the door step to improve ventilation which is what I think would have been there historically comparing to similar houses along the street.

Doesn't look too bad. Flight exit holes are common in older buildings. Are there signs of recent wood borer activity? (E.g fresh frass on the floor). If so you may want to consider treating the timbers with something like Cuprinol. Are there areas where you can push a flat tip screwdriver into the wood? If so that needs further investigation. Are there signs of timbervdecay where timbers enter pockets in the masonry?

Had a similar issue at my friends place and we took off a lot of the wooden floor boards and replaced them as they were also chewed up by the woodworm, with the joists we painted them with the Cuprinol as they didn't seem as bad as the floor boards themselves..

Should be fine for the next 20/30 years but I guess after a while it will all need to be changed

I think there’s fresh dust down from them. I’m getting the air brick installed next week, looking at the same houses along my row they all have air bricks under the door and mine doesn’t. I guess the lack of ventilation has caused damp?

I’m not exactly sure how the air brick will be installed.

Looks like some bodger has made their own vent, drillIng holes into something or other and the valve to the right looks like a drain valve for your heating... this could do with being inside.

Whip the bodge off and see what you are left with... and post a new pic.
There maybe a proper air vent underneath:eek:
