Living in a 1950's semi. Lived in the house for 20 years and been advised to get the chimney re-flashed to stop water ingress. The roofer suggested the horse-hair is in poor condition - which is true and suggested re-felting and re-use the existing tiles, but some of the batons would need replacing. It's circa £10k, not entirely sure if it's a worth doing, but for context, we will be looking to sell in the next few years. The condition may affect the house price, used in negotiations, and so will need to assess if it's worth the Return on Investment. I will be looking to get a second opinion and wanted to get any thoughts from this group.
