I was doing a search for side returns in London and came across your post. I decided in the end to hire a separate architect and builder because I put in a joint planning application with my neighbour and didn't intend to build for 12-18 months later.
I was wondering if you found a builder in the end who was a "one stop shop" and could recommend any companies to me? Since getting planning approved, I have phoned three builders who have all come over but not one has resulted in a quote as they have all asked for technical drawings.
I already spent £3k on architect fees and am loathe to spend more, especially when the building company are supposed to be experts and they should be telling me the best materials to use!
