    I am thinking of priming corners of the lining paper that is prone to slight black mold in Winter with Zinsser Perma White Self-Priming Interior matt Paint. Will this be ok to paint over with a Lick emulsion colour to prevent mold ?

    Ok, this is the soil pipe situation. Some of the mortar has gone with just soil. I have smelled it coming from here. Any advice on a mortar repair would be appreciated. The house was built 1883 and the pipe is aspestos . Thanks

    Thanks again. I haven't looked into it beyond the cracked /broken cement collar but I'm hoping it's just that which is causing it which is easy to repair (when the rain stops) it's just odd the smell doesn't occur when the toilet is flushed, only the sink tap run.

    I have (an) issue with sewage smell coming from downstairs kitchen sink when upstairs bathroom tap is used, but NOT when toilet flushed. Even more strange is it's intermittent. The concrete collar round the soil pipe where it meets the ground is cracked and needs pointing. Could it be that ?

    Ok, thanks. The cold metal stitching seems very complex, but I have seen something called J B Weld which seems strong enough but my only concern is it's "Harmful to aquatic life with long lasting effects" so as it's a couple of feet from a pond it seems to risky unless it's ok when dry.

    I used Ronseal wet wood hardener on the rotten wood after I scraped the loose stuff out as it states that it turns rotten wood hard. I then filled with Everbuild wood filler (a single tube) sanded when dry and primed. Then painted with Weathershield.

    The putty isn't blistering, it's the paint which is clearly illustrated. I'm over the putty now but it's getting personal with the paint and "Everbuild" so called wood filler.

    Well I sanded the surface down and painted again and overnight it has already started bubbling with NO rain. I just can't believe this!
