    Are you in a conservation area? i know there is one nearby. And allow for the 2m fence to drop lower as it approaches the footpath, otherwise you will not see pedestrians walking past as you drive out.

    Not at the moment, lots looking for work, 1600 would be around the figure i would charge, including a new footing which looks like it needs doing, its 2 days work for a single brickie, could be 3 if footing full of roots etc.

    I used waterbased Bedec Aqua advanced on the stairs, reason being it dries quicker than normal gloss, so stairs can be back in use sooner, opps is better qualified than me to recommend products and methods (y)

    Painting it would be cheaper as Johnny said, i took up my carpet last year, and used non slip stair treads from Amazon because the house Rabbit kept slipping on the painted tread, make sure you prep the stairs well before painting.

    It does look like it needs replacing, the arch above should be fine, but the brickwork on the door will fall, you could use timber/UPVC to fill the gap between, but that Facebook frame is far too low. Something like this.

    You do realise the brickwork above is likely to fall when you take out existing doors, lower brickwork is built directly on the timber frame.
